August 2013 San Antonio, Texas, Home Sales Market Report


It's August 2013 and everything seems unusually hot in-and-around San Antonio and south Texas,  including  the climate, the area's thriving economy, and the Alamo City's residential real estate market.

As recently reported locally and throughout the country.  San Antonio is one of the nation's leading cities for economic health, positive demographic trends, and long term growth.

So, it’s not surprising  that San Antonio is presently experiencing its most active real estate market in the last 7  years.  Home sales are dramatically up and home values in most neighborhoods have  returned to, or are exceeding,  pre-recession levels.

During the late Great Recession,  San Antonio’s home market  entered a brief slump leading to a  moderately strong buyer’s market.  Now,  because the inventory of homes for sale is unusually low, the entire San Antonio metropolitan area is seeing an exceptionally strong home seller’s market.  Listing and sold home prices are rising, home sellers are receiving offers close to their asking price, and buyers are encountering less seller flexibility and harder negotiations.

Historically, San Antonio's realty sales high season ends in August, but, this year, it's not at all certain that home buyers and sellers will see a cooler, more casual, and less aggressive fall season realty market.  Only time will tell, but, in light of this year's dramatic activity, a longer residential sales high season is a distinct possibility for San Antonio.

Real Estate News San Antonio Texas July 19, 2013

Now, here's the latest real estate news for San Antonio from the desk of Steven Gragg, Broker at Keller Williams Legacy.

Foreclosure postings are down overall.  August postings are down and, overall they are down year-to-date.  Jan-Aug in 2011 they were 10,273, in 2012 they were 9572 and 2013 they are 6210. This is a huge percentage drop from preceding years. Foreclosures are also down over 40% Texas wide from last year.

Mortgage news.   Mortgage rates dipped slightly this week to 4.37%.

Federal Reserve news.  The Fed stated this week that its timetable for reducing its bond purchases is not on a “pre-set course” and the Fed purchases could increase or decrease monthly as needed. The stock market liked his statement.

Banking news.  Bank of America reports a profit of $4 Billion in the second quarter.

San Antonio Apartment Living.  Apartment projects going on in San Antonio so far this year have started 3349 new units and currently there are a total of 9000 units in the works.  Average occupancy is 92.5%.  The average rent rate is 96 cents foot, up 4% over last year.

Home Building.  US home builder confidence and sales outlook is soaring.  In May, builder permits rose to the highest pace in 5 years.  Home starts are up 29% over last year.  Each home built creates and average of 3 jobs for a year and generates about $90,000 in tax revenue.  Builder traffic is at the highest level since 2005.

San Antonio Texas Home Buying And Selling In June 2013

LATEST SAN ANTONIO RESIDENTIAL REAL ESTATE NEWS

San Antonio home sales are booming with a 31% jump in May compared to May 2012.  The May 2013 home sale total is the best in five years.  Year to date, there's a 19% increase in sales.  Because there's only a 5.1 month inventory of available homes, the San Antonio residential market is solidly in the seller's market category.  The most recently sold listings are averaging only 78 days on the market.  The best prepared homes are selling much quicker, many with multiple simultaneous offers.  The median listing price is now $174,000 up 7% from last year.  The most recent average sales price is $216,940 up 10%from last year.  Year to date, the average sales price is up 6%.  Homes over $500,000 made up 4.6% of market, which is big increase.

Lenders are foreclosing on fewer homes. Bexar county foreclosures continue to slide, receding to levels that have not been seen since 2007. In July,only 664 properties were  posted for potential foreclosure compared to 1173 in July of last year.  That's a highly significant 43% decline. Year to date, San Antonio has seen 5305 foreclosure postings compared to 8398 in 2012 versus 9095 in 2011.  That's a huge decline and a solid indicator of the improving health of San Antonio and Bexar County home ownership.

News For San Antonio Home Buying And Selling


In the first week of June 2013, there are things happening locally and nationally that will likely influence San Antonio home buying and selling through this summer and early fall.
  1. Home contracts across the U.S. ticked up slightly in April to the highest level in 3 years. The national trend is mirrored by a double digit increase in May San Antonio homes sales over May 2012.
  2. Mortgage rates edged up slightly this past week…30 yr at 3.81% and 15 yr at 2.98%.  The increase in mortgage rates seems unlikely to cool San Antonio's hot realty market.
  3. Nationally, foreclosures have plunged to a 5-year low, with the first quarter down 23% from last year. San Antonio area foreclosures have also decreased dramatically.
  4. Eagle Ford Shale oil output is up 77% over last year. It has now topped over 500,000 barrels a day. The State produced 2.3 million barrels a day in February. Oil field production in the Eagle Ford shale counties south and east of San Antonio has caused an influx of oil industry relocations to San Antonio area and is a contributor to this year's shortage of homes for sale.

San Antonio Board of Realtors® Releases April 2013 Residential Sales Report


The San Antonio Board of Realtors® (SABOR)  has issued its official April 2013 San Antonio residential sales report.
All SABOR area realty market trends are up significantly.

Listings median price -- $168,100, a 6 percent increase from April 2012's $158,400.

Listings average price -- $202,864, a 5 percent increase over last April’s average home price of $193,394.

April 2013 sales -- 1,998, a 21 percent increase over April 2012's 1650 sales.

Commenting on the highly favorable market, Steven Gragg, the SABOR Chairman Of The Board for 2013 said, “With mortgage rates and home prices remaining low, buyers can easily find something within their means without having to compromise. The rise in home sales each month shows the confidence consumers have in their buying power.”

SABOR President and CEO Angela Shields added, "This steady growth, along with the city’s affordability and diverse culture, makes San Antonio a unique and desirable place to call home.”

May 2013 San Antonio Residential Realty Market Report


The sanantoniohomequest.com Realty Solutions has published its May 2013 San Antonio Realty Market Report.

San Antonio's residential realty market has been in high gear for 9 successive months.

Compared to May 2012:

The inventory of homes for sale is down 12.94%.

The average list price is up 8.75%.

The average days on the market for listed homes is down 8.6%.

The number of homes under contract is up 12.55%.

For the most recent homes sold:

Average sales price is up 5%

Average days on the market is down 17.52%.

There's only a 5.3 months supply of homes for sale.  That means it's a strong sellers' market.

Demand for homes is exceptionally strong this year because of low mortgage rates, highly favorable local business and demographic conditions, and the availability of money and manpower brought into the area by the nearby Eagle Ford Shale oil play.

The news is obviously good for local home sellers, however the market remains favorable for buyers  because San Antonio area homes are still highly affordable, particularly given the current low home mortgage interest rates.

San Antonio Homes For Sale Are Going Fast



As of February 2013, the San Antonio area realty market is blooming and the good news seems never ending - especially for San Antonio home sellers.

Here's the story.

The San Antonio Board of Realtors® has just released its February 2013 residential sales report.  It shows homes for sale in San Antonio are moving at an increasing pace, with prices rising, and more expensive homes finally breaking loose from months of lackluster sales.

This February, home on the San Antonio market averaged only 99 days.  That's 4 percent less than in February 2012.

Focusing on the declining market time, Steven Gragg, 2013 SABOR Chairman of the Board, said, "Low days on the market indicate consumers are finding homes more quickly, and we are tilting more towards a seller’s market.”  

The February report includes additional evidence that, this year, San Antonio's residential market is exceptionally robust for so early in the selling season. 

A total of 1,379 homes were sold this February, compared to 1,278 sales in February 2012, and 1,079 sales in February 2011. 

Home prices are also up significantly.  This February's report shows the average home price is $194,000, last year it was $186,397, and in February 2011 it was only $179,035.

The report shows much greater interest in higher priced listings.  Homes priced $500,000 or more are selling faster and contributed to 4.1% of the February closed sales.  That's a much higher percentage than in preceding months.

Homes priced $200,000 to $500,000 made up 29.6 percent of the market.  As is usual for the San Antonio MLS area, lower priced properties below $200,000 led the way for February sales, contributing 66.1 percent of the homes sold.

Angela Shields, SABOR President and Chief Executive Officer summed up the favorable market report by saying, "With spring and summer around the corner, we are getting ready to enter our busiest season. We are hopeful that market conditions will continue to be this favorable, allowing both buyers and sellers to be satisfied in their transactions.”

National And San Antonio Home Sales Are Looking Rosy



 
According to reliable sources, both the national and San Antonio residential realty markets are looking quite rosy as of the end of February 2013.

Nationally, the U.S. Commerce Department reports home sales have increased 15.6 % over last year.  That's a current annual rate of 437,000 new homes and is the most active market since mid-2008.  The Commerce Department report also indicates home buyers are opting for less expensive properties because the middle price of new homes fell 9 % in January, to $226,400.
 
Consumer confidence is also rising according to the Conference Board.  The February 2013 consumer confidence index rose 69.6% - the highest level in three months.  It demonstrates a dramatic reversal of  January's downward trend reflecting consumer anxiety about higher payroll taxes and the fiscal deadlock in Washington. 
 
In its latest press release, the San Antonio Board of Realtors (SABOR) reports a staggering rise in the San multiple listing service (MLS)  residential market as the 1,249 homes sold in January represents a 24 percent increase over January 2012.
 
Also, both the average and median home prices were up significantly - 4% and 3% respectively.
 
Quoting from the SABOR report - 

"Locally, the average sales price for January 2013 for single-family residential homes was $183,846
while the month’s median price was $149,000.
Breakdowns in prices show 70.3 percent of homes sold in the low-range ($199,000 and below), 26.66 percent in the mid-range ($200,000 - $499,000) and 2.96 percent in the high range ($500,000 and up)."
 
According to Steven Gragg, 2013 SABOR Chairman of the Board, "This continual growth demonstrates not only the steadiness of the market but also indicates an increase in consumer confidence."
 
A major contribution to the vitality of both the national and local realty markets are low residential mortgage rates.  According to a report from the National Association of REALTORS®, "fixed-rate mortgages across the nation have remained steady or inched lower in recent months. Such reductions in rates have led to an increase in applications and subsequent home sales."

Another contributing factor is San Antonio's strong economy and the area's long history of stable home values.  According to Angela Shields, SABOR President and CEO, “Home prices in our area remain affordable, but are not so low that sellers lose equity in their home.While other cities struggle to find a balance in price levels, San Antonio offers a market that has something for everyone.”

Homes For Sale Near San Antonio Military Bases

 
 
 

Are you looking to buy a home near Lackland Air Force Base, Randolph AFB, Brooks City Base, or Joint Base Fort Sam Houston (Ft. Sam).

Then, here’s what you need to know.

■  Every San Antonio military base has reasonably priced neighborhoods relatively close by.

■  Many of the close-by older neighborhoods aren’t regulated by homeowners associations and, therefore, are poorly maintained. So, look carefully where you buy. Your real estate agent should advise you about neighborhood quality issues.

■  School districts and neighborhood school ranking are always a matter of home buyer concern, even for those who don’t have a school aged child. Homes serviced by quality schools generally maintain higher value over time, so always keep school issues in mind.

■  San Antonio is the nation’s 7th largest city. Area homeowners can’t escape this simple fact - San Antonio has road congestion problems and area commuters are suffering increasingly long commute times. So, ask your real estate agent for a frank evaluation of how long it should take for you to commute to work from any listing that looks promising.

■  Never, ever, buy a home just because it’s reasonably priced. Ask your real estate agent for a documented analysis of home values in the neighborhood over time. If there’s clear evidence of home value depreciation, move on. You don’t want to be stuck down the road with a mortgage balance that’s higher than your property’s market value.

■  Ask your real estate agent to set up a direct Multiple Listing Service (MLS) search for you. You’ll get the newest listings matching your needs much quicker than looking from them even on the most popular Internet realty search venues.

■  The best listings sell the fastest. So, don’t rely on the Internet to tell you about them. Rely on your MLS search to quickly send you the best listings.

Texas has become competitive with the Middle East as oil production in November jumped to an average of 2.139 million barrels a day - the most in over 25 years. The steadily increased production in the Eagle Ford Shale oil play area south of San Antonio has caused caused the state’s output to double.

There's a new south side San Antonio community planned.  It's a major master planned community located in the vicinity of  the Texas A&M University-SA campus. 200 single family homes are planned for the phase I of the community's 2500 acres.  Homes will be 1400  to 2000 square feet with prices starting around $150,000. Development plans call for 2000 homes and 4000 apartments in coming years.  The first homes in phase one are planned to be on line by December 2013.

Foreclosures:

In January, U.S. foreclosures fell 28% to a low level not seen since the peak of the housing boom in 2007.

According to statistics from the San Antonio MLS system,  Keller Williams led the San Antonio real estate marketing community in 2012, selling $1.6 billion worth of residential property.  San Antonio's top three brokerages were Keller Williams Heritage, Keller Williams IH 10, and Keller Williams Legacy, with a market share of 17.93%.  They were followed by ReMax with 10.28% and Coldwell Banker with 7.48% market share.
