January 2015 San Antonio Home Sales Report

Calendar year 2014 saw the most active San Antonio area resale and new home sales activity since the benchmark 2006 sales year.  

2014's impact was impressive.  Compared to 2013, closed single family home sales increased 4.23% (from 23502 to 24541), average list price increased 4.72% (from $215,075 to $225,729), and average sales price increased 4.92% (from $208,040 to $218,805).  The area ended the year with the lowest inventory of available homes for sale seen in the last decade.

Throughout last year, the nation's leading realty market analysts consistently ranked San Antonio as having one of the United States most successful residential realty markets.

Why?

The reason is easy to see. Since the end of the Great Recession, the entire San Antonio metropolitan area has evolved into an economic powerhouse driven primarily by the rapidly petroleum sector associated the nearby Eagle Ford shale oil field.  Other contributing factors are the area's well funded local government and Federal service components,  combined with the financial impact of having a large Federal service enterprise, a growing retiree community, thriving service industries, plus dynamic educational, medical, financial, tourism, and service industries.

Now, entering 2015, there is the possibility of a significant change in the area's economic circumstances.  Gas and oil field development and the refinery and sale of petroleum products have traditionally been the most significant industries contributing to the state's economic success. Although good for America's motoring public, the recent collapse of crude oil and gas prices might bode ill for Texas' most significant industries.  Economists are watching the situation warily, cautioning a wait and see attitude regarding the long term impact of low petroleum prices on both San Antonio, specifically, and the state in general.

In the face of uncertainty, what does the future hold for San Antonio's home sales in the next 4 months?  Will the market remain as active as in 2014, or pull back under threat of potentially less favorable economic conditions?

Here is the most likely short term answer.

Home sales will remain strong because San Antonio's economy has become highly diversified and, therefore, less reliant on the petroleum industry.

The inventory of newly constructed and resale homes will remain critically low.

Newly constructed and well prepared resale homes will sell quickly.

The market will favor sellers over buyers.

Home prices will likely increase, probably falling within San Antonio's typical 2% to 3% range as opposed to 2014's 5% increase.

As often pointed out in this column, home buyers should take heart in knowing that, historically, San Antonio has a consistent record of moderate but steady home value appreciation and residential sales market stability.  Also, San Antonio area homes are still very affordable when compared to homes in the nation's other large metropolitian markets.

A Two Month Supply Of Available Houses In San Antonio


A few weeks back, we predicted that San Antonio's inventory of available homes for sale could soon fall into the two months range.  Briefly, last week, the supply of San Antonio homes on the market and not already under contract fell to 2.99 months.   That's not a lot of houses for buyers to select from in a metropolitan area as large as San Antonio.

Will the low home supply last?  It remains to be seen, but it could happen because an unusually small number of new listings are coming on the market for this time of the year.

The continuing  imbalance between San Antonio's inventory of available homes and the number of buyers looking for San Antonio homes for sale means the area's late winter/early spring residential market will strongly favor home sellers and the most attractive homes will sell very quickly.

Consequently, San Antonio buyers looking to purchase a new or resale home this year are strongly advised not to delay their search much longer because, by summer 2014, home prices in the San Antonio area are likely to be 10 or more percent higher than in 2013.

December 2013 San Antonio Home Sales Report

Our December 2013 San Antonio Home Sales Report is brief and to the point.

The opening of this year's holiday season sees the closing out of the most active San Antonio home sales market since the record breaking 2006 home sales year.

Although December is typically the low season for realty activity in-and-around the Alamo city, if the current trend continues, our market promises to produce a near historic high number of home sales for December.

Although there are many factors contributing to the upward home sales trend, there is universal agreement that the prime reason for our robust residential sales market is the economic boom created by the nearby south Texas Eagle Ford shale oil and gas play.

As seen by the following key indicators, San Antonio's healthy oil driven economy has had a dramatic effect on area home sales.

As of 8 December 2013, compared to 8 December 2012 -

  • the number of homes under contract is up 2.79%,
  • the average home list price is up 13.63%,
  • the most recent average home sale price is up 8.91%,
  • the average time to sell a home is down 11.93%,
  • the homes for sale inventory is down 10.8%.

So, what does this mean for San Antonio area home sellers and buyers this month, through the winter, and into next spring?

Although industry analysts see the data as reflecting a housing market very strongly favoring sellers, buyers can take heart in knowing that mortgage interest rates remain low and the average quality San Antonio home remains highly affordable when compared to a comparable home in the nation's other large metropolitan area markets.

San Antonio Homes For Sale Are Going Fast



As of February 2013, the San Antonio area realty market is blooming and the good news seems never ending - especially for San Antonio home sellers.

Here's the story.

The San Antonio Board of Realtors® has just released its February 2013 residential sales report.  It shows homes for sale in San Antonio are moving at an increasing pace, with prices rising, and more expensive homes finally breaking loose from months of lackluster sales.

This February, home on the San Antonio market averaged only 99 days.  That's 4 percent less than in February 2012.

Focusing on the declining market time, Steven Gragg, 2013 SABOR Chairman of the Board, said, "Low days on the market indicate consumers are finding homes more quickly, and we are tilting more towards a seller’s market.”  

The February report includes additional evidence that, this year, San Antonio's residential market is exceptionally robust for so early in the selling season. 

A total of 1,379 homes were sold this February, compared to 1,278 sales in February 2012, and 1,079 sales in February 2011. 

Home prices are also up significantly.  This February's report shows the average home price is $194,000, last year it was $186,397, and in February 2011 it was only $179,035.

The report shows much greater interest in higher priced listings.  Homes priced $500,000 or more are selling faster and contributed to 4.1% of the February closed sales.  That's a much higher percentage than in preceding months.

Homes priced $200,000 to $500,000 made up 29.6 percent of the market.  As is usual for the San Antonio MLS area, lower priced properties below $200,000 led the way for February sales, contributing 66.1 percent of the homes sold.

Angela Shields, SABOR President and Chief Executive Officer summed up the favorable market report by saying, "With spring and summer around the corner, we are getting ready to enter our busiest season. We are hopeful that market conditions will continue to be this favorable, allowing both buyers and sellers to be satisfied in their transactions.”

National And San Antonio Home Sales Are Looking Rosy



 
According to reliable sources, both the national and San Antonio residential realty markets are looking quite rosy as of the end of February 2013.

Nationally, the U.S. Commerce Department reports home sales have increased 15.6 % over last year.  That's a current annual rate of 437,000 new homes and is the most active market since mid-2008.  The Commerce Department report also indicates home buyers are opting for less expensive properties because the middle price of new homes fell 9 % in January, to $226,400.
 
Consumer confidence is also rising according to the Conference Board.  The February 2013 consumer confidence index rose 69.6% - the highest level in three months.  It demonstrates a dramatic reversal of  January's downward trend reflecting consumer anxiety about higher payroll taxes and the fiscal deadlock in Washington. 
 
In its latest press release, the San Antonio Board of Realtors (SABOR) reports a staggering rise in the San multiple listing service (MLS)  residential market as the 1,249 homes sold in January represents a 24 percent increase over January 2012.
 
Also, both the average and median home prices were up significantly - 4% and 3% respectively.
 
Quoting from the SABOR report - 

"Locally, the average sales price for January 2013 for single-family residential homes was $183,846
while the month’s median price was $149,000.
Breakdowns in prices show 70.3 percent of homes sold in the low-range ($199,000 and below), 26.66 percent in the mid-range ($200,000 - $499,000) and 2.96 percent in the high range ($500,000 and up)."
 
According to Steven Gragg, 2013 SABOR Chairman of the Board, "This continual growth demonstrates not only the steadiness of the market but also indicates an increase in consumer confidence."
 
A major contribution to the vitality of both the national and local realty markets are low residential mortgage rates.  According to a report from the National Association of REALTORS®, "fixed-rate mortgages across the nation have remained steady or inched lower in recent months. Such reductions in rates have led to an increase in applications and subsequent home sales."

Another contributing factor is San Antonio's strong economy and the area's long history of stable home values.  According to Angela Shields, SABOR President and CEO, “Home prices in our area remain affordable, but are not so low that sellers lose equity in their home.While other cities struggle to find a balance in price levels, San Antonio offers a market that has something for everyone.”

Are you looking to buy a home near Lackland Air Force Base, Randolph AFB, Brooks City Base, or Joint Base Fort Sam Houston (Ft. Sam).

Then, here’s what you need to know.

■  Every San Antonio military base has reasonably priced neighborhoods relatively close by.

■  Many of the close-by older neighborhoods aren’t regulated by homeowners associations and, therefore, are poorly maintained. So, look carefully where you buy. Your real estate agent should advise you about neighborhood quality issues.

■  School districts and neighborhood school ranking are always a matter of home buyer concern, even for those who don’t have a school aged child. Homes serviced by quality schools generally maintain higher value over time, so always keep school issues in mind.

■  San Antonio is the nation’s 7th largest city. Area homeowners can’t escape this simple fact - San Antonio has road congestion problems and area commuters are suffering increasingly long commute times. So, ask your real estate agent for a frank evaluation of how long it should take for you to commute to work from any listing that looks promising.

■  Never, ever, buy a home just because it’s reasonably priced. Ask your real estate agent for a documented analysis of home values in the neighborhood over time. If there’s clear evidence of home value depreciation, move on. You don’t want to be stuck down the road with a mortgage balance that’s higher than your property’s market value.

■  Ask your real estate agent to set up a direct Multiple Listing Service (MLS) search for you. You’ll get the newest listings matching your needs much quicker than looking from them even on the most popular Internet realty search venues.

■  The best listings sell the fastest. So, don’t rely on the Internet to tell you about them. Rely on your MLS search to quickly send you the best listings.

Credit Scores For San Antonio Home Loans

 
 
Why is it so hard to find reliable information about minimal credit scores for San Antonio home loans?
 
The answer is simple. 
 
In today's post Great Recession mortgage lending environment, the lenders seem reluctant to post definitive guidance about almost anything.  That's because loan qualification standards are strict, multifactorial, and not just limited to an applicant's credit scores.
 
That said, there are some credit score quotes that are reasonably consistent across many lending websites.  They are:
  • FHA loan - 620 minimum score and without a history of bankruptcy and with a positive history of paying creditors on time
  • Conventional loan - 680 minimum score and without a history of bankruptcy and with a positive history of payting creditors on time
  • VA loan - 620 minimum score and without a history of bankruptcy and with a positive history of paying creditors on time
Be mindful that, from the perspective of a lender, credit scores are only a part of a much bigger picture.  We recommend, therefore, that you consult with a loan officer at a mortgage brokerage,  bank or credit union. 
 
When the time comes to apply for a mortgage loan, it pays to shop around, so don't be shy about talking with many lenders because not all lenders have the same loan costs,  terms. and conditions.

MORTGAGE MARKET COMMENTARY:

Mortgage rates barely wiggled around last week, even as stock markets moved significantly.  While the knee-jerk reaction was to blame the election for the stock markets’ declines, the more likely reason is the impending “fiscal cliff.”  Even with money flowing into bond markets, mortgage rates moved very little.  Beyond the election and the aftermath of Sandy, there was little economic news to influence mortgage rates to any meaningful degree.

Retail sales and industrial production are the dominant economic reports due this week.  It is likely that they will confirm that we are continuing this seemingly endless mode of slow growth.  Rates and stock markets are more likely to be influenced, in coming weeks, by the discussions in Washington regarding the fiscal cliff.  The more likely it looks that partisan politics will scuttle a deal, the more likely rates will continue trending downward.  Likewise, if we see growing hope of a deal, which is very likely needed to avoid another recession, then rates may start ticking upward.

HOUSING MARKET IMPROVING IN MORE METRO AREAS:

Last week, the National Association of Home Builders (NAHB) and First American released their monthly Improving Markets Index.  Twenty-two more metro areas were added to the list.  To be included, the metro areas had to show at least six consecutive months of posted gains in housing permits, employment, and home prices.  125 metro areas are now listed as “improving.”  In November 2011, there were only thirty metro areas on the list.

San Antonio Homes For Sale News

Here's the latest San Antonio Homes for sale news from the desk of Steven Gragg, Realty Broker at Keller Williams Legacy, San Antonio, Texas.
  • Of the top 10 metro areas for job growth through 2020, the United States Bureau of Labor Statistics ranked San Antonio as 10th on the list. The only other Texas city is El Paso - #5.
  • Only two U.S. metro areas have had increased home values since 2007. Both are Texas cities - Houston 4.8% rise and San Antonio reported a 2.7% increase.
  • The Dow Jones Industrial Average is above 13,000. Great for home buying and selling morale.
  • Southwest Airlines plans to bring 322 new jobs to San Antonio.
Mortgage Update
FHA is boosting the cost of its mortgage fee. The upfront mortgage insurance premium (MIP) will increase 75 basis points, meaning 30 year single family FHA loans will be more costly. It will increase the payment on a typical $150,000 loan by $5 per month. Goes into effect 1 April 2012.

March 2012 San Antonio Homes For Sale Report


We’re having an unusually early spring this year in South Texas.

The signs of springtime are abundantly evident all around the Alamo City and the nearby Texas Hill Country and South Texas Plain. Flowers are blooming, birds are singing, and the residential real estate market is going CRAZY!

It’s easy to see why. The area’s economic foundation is exceptionally strong as evidenced recently by San Antonio being ranked by the Bureau of Labor Statistics as being among the top 10 metros with the greatest projected job growth through 2020.

It’s a fact. Texas is currently the Nation’s leading economic powerhouse and San Antonio and South Texas are a major contributor to the state’s economy, growth, and stability. The area’s oil and natural gas fields, health care industry, Air Force and Army complexes, tourist attractions, commercial activities, and service sector are generating historically high demographic and economic growth for the Alamo City and surrounding communities.

A vibrant economy drives home sales. Entering March 2012, average San Antonio area residential list prices are up 6.7% over March 2011, pending sales are up 10.81% and the latest closing prices are up 1.39%.

Remarkably, the homes-for-sale inventory is down 13.15% - the lowest March inventory since 2006. With only a 6.5 months inventory on hand, the home sales market is roughly balanced, offering a negotiation advantage to neither buyer nor seller.

February 2012 San Antonio Real Estate Market Report

It's hard to argue with the numbers and everywhere we look the numbers are up for San Antonio's economy and housing market.

Why not?

We're situated at the front gate of the highly lucrative and rapidly growing Eagle Ford shale oil boom.

Each month, we're growing or attracting a diverse mix of new and relocating businesses.

We have a relatively low unemployment rate when compared to America's other large metropolitan areas and the nation in general.

Population growth is steady and well supported by the local economic, health and government services infrastructures.

So, what does such favorable economic news mean for San Antonio home buyers and sellers?

In January, we were seeing signs of an impressive 2012 sales year for both the residential construction and resale housing markets. Now, in early February, thanks to the aforementioned factors coupled with historically low mortgage interest rates, we are experiencing an exceptionally active early winter realty sales season.

Just look! Here's the picture in and around San Antonio as of 4 February 2012:

Reasonably priced and well prepared resale homes are selling exceptionally well and new home builders are responding to better conditions by producing a larger inventory of production homes.

There are 9, 913 homes listed for sale compared to 11,399 one year ago.

The listings inventory is exceptionally low but will likely trend steadily upward as late winter/early spring listings are brought to market.

For the time being, the market has drifted into the 6 months supply range, reflecting a balanced market (a condition not seen in San Antonio for many years). A balanced market favors neither buyers nor sellers.

The average sales price for the most recent closings is $179,728 compared to last year's $187,762.

Nonetheless, closed sale prices are steadily rising - a trend likely to continue through the higher paced late winter/spring and summer home selling seasons. That's a good sign for sellers.

Average cumulative-days-on-the-market (CDOM) for the most recent sales is 147 compared to 137 last year. A continuing downward trend is expected. That's a positive sign for home sellers and the San Antonio realty market generally.

Industry analysts see these data as reflecting a basically balanced housing market that is more likely than not to soon favor sellers over buyers.

January 2012 San Antonio Realty Market Report

When forecasting housing and other economic trends, it seems no one has a crystal ball. The best the experts can do is look to the present conditions and short term indicators for hints of things to come.

Now, as San Antonio enters the New Year, there are clearly impressive indications that the Alamo City area is likely to see remarkable economic strides - and an interesting housing market - in the coming months.

Who are experts supporting that conclusion?

First, the respected Milliken Institute recently ranked San Antonio as number 1 on its annual list of Best Performing Cities Index. Second, Livability.com ranks San Antonio second among the best 10 places in the Nation for recent college graduates. Third, in an article last July, Forbes Magazine ranked San Antonio as number 4 in its list of the nation's next boom towns. Fourth, Kiplinger Magazine gives San Antonio high rankings as a "best value city." The list goes on and on.

Significantly, the last time San Antonio received such high rankings from so many quarters heralded the city's historic 2006 realty boom. Is it possible that 2012 will see the return of a frantic residential realty market like 2006? It's possible, but not likely, because the nation's slowly progressing economic recovery should check what could otherwise be an overheated 2012 San Antonio realty market.

Nevertheless, as pointed out in our preceding blogs, many favorable factors are converging to make 2012 an exceptional realty year for San Antonio/Bexar County and the surrounding counties and communities.

Specifically, the area's employment rate is high, the population growth is steady, and, compared to other large metropolitan areas, home prices are more reasonable than average. Mortgage rates remain historically low and lenders are aggressively seeking qualified home buyers. The Eagle Ford Shale oil play just south of town is infusing manpower, money, and materiel into the economy and spurring high demand for housing for oil and gas industry workers and their families.

To say the least, there's ample reason to believe that San Antonio's 2012 realty market will be much more active than in any year since 2006.

For data lovers, here's the picture in and around San Antonio as of 2 January 2012:

The average sales price for the most recent closings is $181,030 compared to last year's $190,656. Sales prices are rising - a trend likely to continue through the higher paced late winter/spring and summer home selling seasons. That's a good sign for sellers.

Average cumulative-days-on-the-market (CDOM) for the most recent sales is 149 compared to 144 last year. A continuing downward trend is expected. That's a positive sign for home sellers and the San Antonio realty market generally.

Industry analysts see these data as reflecting a housing market slightly favoring seller's over buyers.

If you’re spending a lot of time surfing the Internet looking for San Antonio area listings be aware that all of the Internet search venues, even including the one at SanAntonioHomeQuest.com, aren’t in real time sync with the local Multiple Listing Service (MLS) because they all rely on periodic MLS uploads to stay current. In fact, some of the popular venues are many hours to days out-of-date.

J. P. writes that there’s great news for San Antonio area home buyers regarding an increase in FHA loan limits.



The result is that borrowers can once again qualify to buy a higher priced home because the FHA loan limits are higher.

December 2011 San Antonio Residential Realty Market Report







The San Antonio residential real estate market is exceptionally active this holiday season!

Early December is typically the low season for realty activity in and around the Alamo city, but this year it's remarkably different.

Many factors are contributing to the unusually active market.

First, because of the area's high employment rate, population growth, and
better than average home prices, San Antonio is viewed as one of the top 10
large metropolitan markets for both home buyers and sellers.

Second, mortgage rates remain historically low and lenders are aggressively
seeking qualified home buyers.

Third, there are positive signs suggesting the national economy is experiencing
a slow, but relatively steady recovery. That factor alone is bringing more
buyers than usual into the market this December.

Forth, the nearby Eagle Ford Shale oil play is spurring housing demand for
thousands of oil and gas production workers and their families.

Those factors are generating a very healthy residential sales environment
wherein reasonably priced and well prepared resale homes are selling
exceptionally well and new home builders are responding to better conditions by bringing more new homes into production.

For those who love stats, here are the key indicators for San Antonio's single
family detached home listings as of 7 December 2011.

There are 10,401 homes for sale compared to 11,694 one year ago. The inventory is exceptionally low, is trending steadily downward, and has drifted
into the 6 months supply range, reflecting a balanced market (a condition not
seen in San Antonio for many years). A balanced market favors neither buyers
nor sellers.

The average sales price for the most recent closings is $176,003 compared to
last year's $193,701. That's an unreliable indicator because the large number
of lower priced properties sold in 2009 & 2010 under the Federal tax
incentive programs temporarily depleted the lower priced home market. An
analysis of longer term data indicates the absence of any significant sales
price appreciation since 2007. That's a good sign for buyers.


Average cumulative-days-on-the-market (CDOM) for the most recent sales is 139 compared to 144 last year. A continuing downward trend is expected. That's apositive sign for home sellers and the San Antonio realty market generally.
