San Antonio Homes For Sale Are Going Fast



As of February 2013, the San Antonio area realty market is blooming and the good news seems never ending - especially for San Antonio home sellers.

Here's the story.

The San Antonio Board of Realtors® has just released its February 2013 residential sales report.  It shows homes for sale in San Antonio are moving at an increasing pace, with prices rising, and more expensive homes finally breaking loose from months of lackluster sales.

This February, home on the San Antonio market averaged only 99 days.  That's 4 percent less than in February 2012.

Focusing on the declining market time, Steven Gragg, 2013 SABOR Chairman of the Board, said, "Low days on the market indicate consumers are finding homes more quickly, and we are tilting more towards a seller’s market.”  

The February report includes additional evidence that, this year, San Antonio's residential market is exceptionally robust for so early in the selling season. 

A total of 1,379 homes were sold this February, compared to 1,278 sales in February 2012, and 1,079 sales in February 2011. 

Home prices are also up significantly.  This February's report shows the average home price is $194,000, last year it was $186,397, and in February 2011 it was only $179,035.

The report shows much greater interest in higher priced listings.  Homes priced $500,000 or more are selling faster and contributed to 4.1% of the February closed sales.  That's a much higher percentage than in preceding months.

Homes priced $200,000 to $500,000 made up 29.6 percent of the market.  As is usual for the San Antonio MLS area, lower priced properties below $200,000 led the way for February sales, contributing 66.1 percent of the homes sold.

Angela Shields, SABOR President and Chief Executive Officer summed up the favorable market report by saying, "With spring and summer around the corner, we are getting ready to enter our busiest season. We are hopeful that market conditions will continue to be this favorable, allowing both buyers and sellers to be satisfied in their transactions.”

National And San Antonio Home Sales Are Looking Rosy



 
According to reliable sources, both the national and San Antonio residential realty markets are looking quite rosy as of the end of February 2013.

Nationally, the U.S. Commerce Department reports home sales have increased 15.6 % over last year.  That's a current annual rate of 437,000 new homes and is the most active market since mid-2008.  The Commerce Department report also indicates home buyers are opting for less expensive properties because the middle price of new homes fell 9 % in January, to $226,400.
 
Consumer confidence is also rising according to the Conference Board.  The February 2013 consumer confidence index rose 69.6% - the highest level in three months.  It demonstrates a dramatic reversal of  January's downward trend reflecting consumer anxiety about higher payroll taxes and the fiscal deadlock in Washington. 
 
In its latest press release, the San Antonio Board of Realtors (SABOR) reports a staggering rise in the San multiple listing service (MLS)  residential market as the 1,249 homes sold in January represents a 24 percent increase over January 2012.
 
Also, both the average and median home prices were up significantly - 4% and 3% respectively.
 
Quoting from the SABOR report - 

"Locally, the average sales price for January 2013 for single-family residential homes was $183,846
while the month’s median price was $149,000.
Breakdowns in prices show 70.3 percent of homes sold in the low-range ($199,000 and below), 26.66 percent in the mid-range ($200,000 - $499,000) and 2.96 percent in the high range ($500,000 and up)."
 
According to Steven Gragg, 2013 SABOR Chairman of the Board, "This continual growth demonstrates not only the steadiness of the market but also indicates an increase in consumer confidence."
 
A major contribution to the vitality of both the national and local realty markets are low residential mortgage rates.  According to a report from the National Association of REALTORS®, "fixed-rate mortgages across the nation have remained steady or inched lower in recent months. Such reductions in rates have led to an increase in applications and subsequent home sales."

Another contributing factor is San Antonio's strong economy and the area's long history of stable home values.  According to Angela Shields, SABOR President and CEO, “Home prices in our area remain affordable, but are not so low that sellers lose equity in their home.While other cities struggle to find a balance in price levels, San Antonio offers a market that has something for everyone.”

■  Every San Antonio military base has reasonably priced neighborhoods relatively close by.

If there’s clear evidence of home value depreciation, move on. You don’t want to be stuck down the road with a mortgage balance that’s higher than your property’s market value.

■  Ask your real estate agent to set up a direct Multiple Listing Service (MLS) search for you. You’ll get the newest listings matching your needs much quicker than looking from them even on the most popular Internet realty search venues.

■  The best listings sell the fastest. So, don’t rely on the Internet to tell you about them. Rely on your MLS search to quickly send you the best listings.

  1. At its Family Reunion Convention last weekend, Keller Williams Realty's corporate management announced that Keller Williams has overtaken all other real estate companies in America as the number one company for total agents.  
  2. In the San Antonio MLS area, Keller Williams currently leads all other brokerages for realty sales production.
  3. This is an item of interest for readers looking for homes for sale or to sell a home in the south San Antonio area.  A new 1000 acre rail yard is in the works just south of the city.  The Mission Rail Park has just broken ground and should open by mid-summer of this year.  It is located south of Loop 1604 off highway128 & Gillette Rd.
  4. According to the San Antonio MLS, home sales are up nearly 24% over January of last year with the median price up 3.3% to $149,000 and average sales price up 4% to $183,000. Average days on the market is 89. Months of inventory is at 5.1 and the market is presently  leaning toward sellers.  The months of available home inventory is expected to increase in coming weeks as spring season listings are added to the MLS and the corporate and military relocation season heats up. 
  5. The home foreclosure rate in the San Antonio area is decreasing dramatically.  March postings are down 36.6% over last year.  In the preceding three months , foreclosures were down 41%, 35% and 34%, respectively.
  6. "Saudi Texas" is the Lone Star State’s new nickname. Texas has become competitive with the Middle East as oil production in November jumped to an average of 2.139 million barrels a day - the most in over 25 years. The steadily increased production in the Eagle Ford Shale oil play area south of San Antonio has caused caused the state’s output to double.

There's a new south side San Antonio community planned.  It's a major master planned community located in the vicinity of  the Texas A&M University-SA campus. 200 single family homes are planned for the phase I of the community's 2500 acres.  Homes will be 1400  to 2000 square feet with prices starting around $150,000. Development plans call for 2000 homes and 4000 apartments in coming years.  The first homes in phase one are planned to be on line by December 2013.

Foreclosures:

In January, U.S. foreclosures fell 28% to a low level not seen since the peak of the housing boom in 2007.

According to statistics from the San Antonio MLS system,  Keller Williams led the San Antonio real estate marketing community in 2012, selling $1.6 billion worth of residential property.  San Antonio's top three brokerages were Keller Williams Heritage, Keller Williams IH 10, and Keller Williams Legacy, with a market share of 17.93%.  They were followed by ReMax with 10.28% and Coldwell Banker with 7.48% market share.

Last year prices rose in 46 out of 50 states.   Low homes for sale inventory is evident throughout the San Antonio Multiple Listing Service area.  Effect on prices hasn't been too dramatic to date, however, unless inventory increases soon, the shortage of available homes will likely cause a dramatic increase in asking and sales prices.

San Antonio Home Prices Rising




According to FNC Incorporated, a respected real estate information and analytics company, San Antonio area home prices are rising moderately, but steadily.
Between September 2011 and September 2012, Alamo City area home prices rose 1.1 percent, however, between January through November 2012, prices rose 2.3%. 

A respected local new home sales analyst, Jack Inselmann of Metrostudy, recently said, “San Antonio has done comparatively well considering the challenges and I expect the new home market to continue to improve in 2013 ... .”

Recently, Steven Gragg, 2013 Chairman of the San Antonio Board of Realtors®  (SABOR) presented a very favorable summary of current San Antonio home market conditions.  He reported that, as of the November 2012 SABOR market analysis, homes are selling much quicker than a year ago -- 83 days average in November 2012 vs 98 days average in November 2011. 

As of January 2013, there is an exceptionally low inventory of homes listed in the SABOR Multiple Listing Service (MLS).  For the time being, this factor has created a strong home seller's market, however the post holiday season usually sees an influx of new listings.  If this year follows suit, a balancing effect is anticipated, producing a spring season sales environment favoring neither buyers or sellers.

Home Prices Up in Big U.S. Cities.


Home prices rose in most major cities compared to 1 year ago. Home prices increased 4.3% - the largest year-over-year increase in 2.5 years. Phoenix, Arizona, leads all cities with a 21.7% increase.

Home Sales At Highest Point Since 2010.

According to the National Association of Realtors®, (NAR), home sales are at the highest point since April 2010 when we had a tax credit pushing sales.

Modern Look Is In For 2013

As trends come and go, the modern look is the trend for 2013.  There is a growing market for more contemporary, energy efficient homes with open floor plans that lead into functional outdoor spaces. Formal living and dining areas continue to go away.

December 2012 San Antonio Homes For Sale Report


The remarkable 2012 San Antonio residential sales year is coming to a close with December projected to produce a record number of closings for a low sales season month.

Many positive factors have come together to make 2012 a very successful year for San Antonio area home sales.  

For example, when compared to other large metropolitan areas during the late Great Recession, San Antonio managed to maintain its attractive reputation for economic stability and business development and growth.  Consequently, this year has seen a significant increase in housing demand generated by the area's rapidly expanding business community.  

The improving economy has impacted heavily on San Antonio's home sales market.  From August through November, single family detached home sales have far exceeded new listings.  This has lead  to a potential shortage of resale homes for buyers entering the market in the coming months.  

New home builders are capitalizing on the shortage by bringing more newly built home inventory on line, however much of their inventory won't be available until the late winter/early spring sales season.

In the short term, with fewer homes to choose from, buyers can expect to find higher higher home prices and a strong seller's market.

Granted, the still developing seller's market might discourage some home buyers this December.  Nonetheless, this year's winter home sales market is expected to stay unusually strong because of the availability of historically low mortgage loan rates and the fact that the San Antonio market still offers quality housing in excellent neighborhoods for a very reasonable cost.

Here are the key indicators proving the vitality of today's home seller's market. 

For San Antonio's single family detached home listings as of 3 December 2012, there are 9040 homes for sale compared to 10,467 one year ago. The inventory is very low and the downward trend is expected to continue until seller's bring their homes to market in early 2013 for the late winter/spring selling season.
  
The average sales price for the most recent closings is $196,950 compared to last year's $174,891 - a 12.61% increase! That's unusual because the San Antonio area averages 2% to 3% home price appreciation per year. 

Average cumulative-days-on-the-market (CDOM) for the most recent sales is 109 compared to 137 last year. 

As previously stated, these data add up to a very strong seller's market.
