San Antonio Called Bright Spot In National Housing Sector

NOW, HERE'S THE NEWS

According to a recent artice by Tricia Lynn Silva in the San Antonio Business Journal "San Antonio's housing market showed impressive gains in April according to the San Antonio Board of Realtors (SABOR)."

With an average home price of $193,560 and an 8% home price increase from April 2011, the Alamo City  is cited as a shining example of a strong realty market.

Other key indicators are a 7 percent increase in the median home price compared to April last year - from $147,300 to $157,400.

FNC Inc. - a real estate information technology company - is cited in Tricia's article.  FNC tracks price trends in the nation's 100 largest realty markets.  According to FNC, only two of the markets have markedly improved since 2007.  They are Houston and San Antonio.

The intensity of this year's aggressive market condition is evidenced by reports of multiple simultaneous offers for better listings, slower processing times for loans, and competition at the title companies for the best closing appointment times.

How long will San Antonio's really hot realty market last is anybody's guess, but, typically, the area's realty sales high season is over by the 4th of July.  If the current trend continues, the exceptionally active sales season may last into the fall months.

MAY 2012 SAN ANTONIO RESIDENTIAL REALTY MARKET REPORT

Now, here is our May 2012 residential real estate market report for San Antonio, Bexar County, Bulverde, the San Antonio military base areas and the counties around Bexar County.

As we enter May 2012, there’s little need to elaborate on San Antonio’s excellent residential realty market. Many factors have converged to cause what looks like an unusually early peak home selling season. The local and regional economies are being strongly driven upward by the nearby Eagle Ford Shale Oil Boom, tourism and the region's vibrant service and medical industries. Population growth is high and, after being relatively flat during the late Great Recession, home values in most neighborhoods are rising.

Home sellers have responded accordingly as evidenced by a gradual upward creep in the asking price for homes for sale.

Buyer response has been exceptionally good so far, especially for lower to moderately priced homes.

Most realty industry analysts agree that San Antonio’s current home sales environment is much better than last year’s relatively tepid atmosphere.  If current trends continue, it will be hard to avoid characterizing his year’s realty market as vibrant.

For those who love stats, here are the key indicators for San Antonio's single family detached home listings as of 8 May 2012.

There are 10,445 active listings, compared to 12,068 one year ago. The inventory is slowly increasing, but not as rapidly as one would expect for the season. That’s a good sign for sellers.

The average sales price for the most recent closings is $193,016, compared to last year's $180,957. The increase in average sales price is a good sign for sellers.

Average cumulative-days-on-the-market (CDOM) for the most recent sales is 139 compared to 144 last year. Decreasing CDOM is positive for San Antonio home sellers.

Industry analysts see these data as reflecting a housing market slightly favoring sellers over buyers.

  • Of the top 10 metro areas for job growth through 2020, the United States Bureau of Labor Statistics ranked San Antonio as 10th on the list. The only other Texas city is El Paso - #5.

March 2012 San Antonio Homes For Sale Report


We’re having an unusually early spring this year in South Texas.

The signs of springtime are abundantly evident all around the Alamo City and the nearby Texas Hill Country and South Texas Plain. Flowers are blooming, birds are singing, and the residential real estate market is going CRAZY!

It’s easy to see why. The area’s economic foundation is exceptionally strong as evidenced recently by San Antonio being ranked by the Bureau of Labor Statistics as being among the top 10 metros with the greatest projected job growth through 2020.

It’s a fact. Texas is currently the Nation’s leading economic powerhouse and San Antonio and South Texas are a major contributor to the state’s economy, growth, and stability. The area’s oil and natural gas fields, health care industry, Air Force and Army complexes, tourist attractions, commercial activities, and service sector are generating historically high demographic and economic growth for the Alamo City and surrounding communities.

A vibrant economy drives home sales. Entering March 2012, average San Antonio area residential list prices are up 6.7% over March 2011, pending sales are up 10.81% and the latest closing prices are up 1.39%.

Remarkably, the homes-for-sale inventory is down 13.15% - the lowest March inventory since 2006. With only a 6.5 months inventory on hand, the home sales market is roughly balanced, offering a negotiation advantage to neither buyer nor seller.

Settlement Provides $287 Million In Texan Mortgage Relief

As part of a settlement between 49 states and five of the nation's largest banks, some struggling Texas homeowners will receive restructured loans with lower mortgage payments. Others who already went through foreclosures may get $2,000 checks.

The $25 billion deal, agreed to by all U.S. states except Oklahoma, stems from inappropriate handling of foreclosures by Ally/GMAC, Bank of America, Citigroup, Jp Morgan Chase, and Wells Fargo. Nine other institutions may become part of the agreement, pushing the national settlement total $5 billion higher.

Many mortgage lenders admitted to inappropriate activities in processing foreclosures, including failing to verify underlying documents, signing documents without reviewing them, and using fictitious names to sign documents.

The settlement prevents states from suing the mortgage lenders for these activities. However, it does not stop individual homeowners from pursuing legal remedies in civil court.

The fact that Texans will receive only about 1% of the total settlement despite the state's large population may be a result of the low foreclosure rate in Texas --- less than half the national average according to Core Logic.

February 2012 San Antonio Real Estate Market Report

It's hard to argue with the numbers and everywhere we look the numbers are up for San Antonio's economy and housing market.

Why not?

We're situated at the front gate of the highly lucrative and rapidly growing Eagle Ford shale oil boom.

Each month, we're growing or attracting a diverse mix of new and relocating businesses.

We have a relatively low unemployment rate when compared to America's other large metropolitan areas and the nation in general.

Population growth is steady and well supported by the local economic, health and government services infrastructures.

So, what does such favorable economic news mean for San Antonio home buyers and sellers?

In January, we were seeing signs of an impressive 2012 sales year for both the residential construction and resale housing markets. Now, in early February, thanks to the aforementioned factors coupled with historically low mortgage interest rates, we are experiencing an exceptionally active early winter realty sales season.

Just look! Here's the picture in and around San Antonio as of 4 February 2012:

Reasonably priced and well prepared resale homes are selling exceptionally well and new home builders are responding to better conditions by producing a larger inventory of production homes.

There are 9, 913 homes listed for sale compared to 11,399 one year ago.

The listings inventory is exceptionally low but will likely trend steadily upward as late winter/early spring listings are brought to market.

For the time being, the market has drifted into the 6 months supply range, reflecting a balanced market (a condition not seen in San Antonio for many years). A balanced market favors neither buyers nor sellers.

The average sales price for the most recent closings is $179,728 compared to last year's $187,762.

Nonetheless, closed sale prices are steadily rising - a trend likely to continue through the higher paced late winter/spring and summer home selling seasons. That's a good sign for sellers.

Average cumulative-days-on-the-market (CDOM) for the most recent sales is 147 compared to 137 last year. A continuing downward trend is expected. That's a positive sign for home sellers and the San Antonio realty market generally.

Industry analysts see these data as reflecting a basically balanced housing market that is more likely than not to soon favor sellers over buyers.

January 2012 San Antonio Realty Market Report

When forecasting housing and other economic trends, it seems no one has a crystal ball. The best the experts can do is look to the present conditions and short term indicators for hints of things to come.

Now, as San Antonio enters the New Year, there are clearly impressive indications that the Alamo City area is likely to see remarkable economic strides - and an interesting housing market - in the coming months.

Who are experts supporting that conclusion?

First, the respected Milliken Institute recently ranked San Antonio as number 1 on its annual list of Best Performing Cities Index. Second, Livability.com ranks San Antonio second among the best 10 places in the Nation for recent college graduates. Third, in an article last July, Forbes Magazine ranked San Antonio as number 4 in its list of the nation's next boom towns. Fourth, Kiplinger Magazine gives San Antonio high rankings as a "best value city." The list goes on and on.

Significantly, the last time San Antonio received such high rankings from so many quarters heralded the city's historic 2006 realty boom. Is it possible that 2012 will see the return of a frantic residential realty market like 2006? It's possible, but not likely, because the nation's slowly progressing economic recovery should check what could otherwise be an overheated 2012 San Antonio realty market.

Nevertheless, as pointed out in our preceding blogs, many favorable factors are converging to make 2012 an exceptional realty year for San Antonio/Bexar County and the surrounding counties and communities.

Specifically, the area's employment rate is high, the population growth is steady, and, compared to other large metropolitan areas, home prices are more reasonable than average. Mortgage rates remain historically low and lenders are aggressively seeking qualified home buyers. The Eagle Ford Shale oil play just south of town is infusing manpower, money, and materiel into the economy and spurring high demand for housing for oil and gas industry workers and their families.

To say the least, there's ample reason to believe that San Antonio's 2012 realty market will be much more active than in any year since 2006.

For data lovers, here's the picture in and around San Antonio as of 2 January 2012:

San Antonio, Texas, FHA Mortgage Loan Limits

J. P. writes that there’s great news for San Antonio area home buyers regarding an increase in FHA loan limits.



The result is that borrowers can once again qualify to buy a higher priced home because the FHA loan limits are higher.



The limits were announced in Mortgagee Letter 2011-39. You can look up the new limits for the San Antonio area and other areas throughout the country by visiting: https://entp.hud.gov/idapp/html/hicostlook.cfm.



The site shows the following limits for home in Bexar County/San Antonio, as of 30 November 2011:

One-Family Home $332,500

Two-Family Home $425,650

Three-Family Home $514,500

Four-Family-Home $639, 400

December 2011 San Antonio Residential Realty Market Report







The San Antonio residential real estate market is exceptionally active this holiday season!

Early December is typically the low season for realty activity in and around the Alamo city, but this year it's remarkably different.

Many factors are contributing to the unusually active market.

First, because of the area's high employment rate, population growth, and
better than average home prices, San Antonio is viewed as one of the top 10
large metropolitan markets for both home buyers and sellers.

Second, mortgage rates remain historically low and lenders are aggressively
seeking qualified home buyers.

Third, there are positive signs suggesting the national economy is experiencing
a slow, but relatively steady recovery. That factor alone is bringing more
buyers than usual into the market this December.

Forth, the nearby Eagle Ford Shale oil play is spurring housing demand for
thousands of oil and gas production workers and their families.

Those factors are generating a very healthy residential sales environment
wherein reasonably priced and well prepared resale homes are selling
exceptionally well and new home builders are responding to better conditions by bringing more new homes into production.

For those who love stats, here are the key indicators for San Antonio's single
family detached home listings as of 7 December 2011.

There are 10,401 homes for sale compared to 11,694 one year ago. The inventory is exceptionally low, is trending steadily downward, and has drifted
into the 6 months supply range, reflecting a balanced market (a condition not
seen in San Antonio for many years). A balanced market favors neither buyers
nor sellers.

The average sales price for the most recent closings is $176,003 compared to
last year's $193,701. That's an unreliable indicator because the large number
of lower priced properties sold in 2009 & 2010 under the Federal tax
incentive programs temporarily depleted the lower priced home market. An
analysis of longer term data indicates the absence of any significant sales
price appreciation since 2007. That's a good sign for buyers.


Average cumulative-days-on-the-market (CDOM) for the most recent sales is 139 compared to 144 last year. A continuing downward trend is expected. That's apositive sign for home sellers and the San Antonio realty market generally.


Industry analysts see these data as reflecting a housing market slightly
favoring seller's over buyers.

Construction Update - US 281 Loop 1604 Interchange

The US 281/Loop 1604 interchange construction project is well into its eight month. Long awaited and sorely needed, the completed interchange is projected to relieve the chronically congested traffic conditions on one of the area's most heavily travelled highways.

The project is truly a "pardon our improvements" situation. Motorists have cause to be aggrevated by the rerouting of construction area access roads, periodic traffic stoppages, delays caused by heavy equipment moving materials and reconfiguring the right-of-way, and the much lower and slower construction zone speed limit. Everyone wants to know what's happening now, what's next, and when will it all end.

The Alamo Regional Mobility Authority has developed a number of ways to keep citizens up-to-date and in tune with road project developments. According to Leroy D.
