San Antonio Homes For Sale Report October 2013
Like the weather, San Antonio's realty "hot season" typically ends in September.
In October, falling leaves and falling temperatures are accompanied by falling
home sales activity.
It's to be expected. San Antonio's realty market usually runs in a predictable seasonal cycle. The lowest sales month is January, the higher sales season kicks off in March and usually peaks in June, and, after school starts in August, the market draws down in a leisurely fashion through the fall and early winter months.
But, so far, this year's cycle has hardly been typical. Home sales peaked very early - in May. The market remained highly active throughout the summer, with sales volume approaching the pre-Great Recession historic highs of 2006 and 2007. Now, in October, homes sales are trending downward on a scale more characteristic of a typical off season San Antonio market.
A recent survey of San antonio realty agents revealed some interesting observations about the future of the area's near term housing market. Many agents saw a slowing trend caused by buyer concerns about rising mortgage interest rates, increasingly stringent loan qualification requirements and continuing concerns about the slowness of the nation's economic recovery.
Other agents were much more optomistic, citing the strength of San antonio's economy, increased demand from buyers exiting the area's rental market, and a rush by buyers to purchase a home before rising mortgage interest rates hit 5% .
Setting aside local concerns, respected state and national level realty analysts are confident that, barring unforeseen factors, San Antonio's realty market will breeze through the expected seasonal cool-down and come back even stronger in the spring.
Why?
The area's job growth is excellent.
Its unemployment rate is relatively low.
San Antonio/Bexar County is first in the state and fourth in the nation for the largest net inflow of households — a total of 5,601 families in 2012.
Recognizing that San Antonio is one of the nation's top 25 cities for global trade, many corporations are relocating their operations and/or headquarters to San Antonio.
Just south of the city, the developing Eagle Ford shale oil fields are fueling an economic boom.
The Alamo City's financial, service sector, military, bioscience, and medical establishments are strong and fully capable of providing the stable economic environment needed to encourage and sustain small and large business development.
So, what does this mean for San Antonio home sellers and buyers? Looking at the relevant market statistics for single family detached homes as of 7 October 2012:
There were 8792 active listings, compared to 9686 one year ago. The inventory is decreasing slowly. That's a good sign for home sellers.
The average sales price for the most recent closings was $207,484, compared to last year's $193,643. The 7.15% sales price increase is a significantly positive sign for home sellers.
Average cumulate-days-on-the-market (CDOM) for the most recent sales was 92 compared to 111 last year. That's another positive sign for San Antonio home sellers.
Industry analysts see these data as reflecting a strong sellers' market.
Although exceptionally positive for home sellers, the news is also good for home buyers because San Antonio homes remain remarkably affordable when compared to homes in the nation's other large metropolitan areas.

September 2013 Homes For Sale In San Antonio
As San Antonio’s hot and dry summer hopefully cruises toward a cooler and wetter fall, the area’s residential realty market is
expected to also cool off a bit after an exceptionally hot late spring and
summer sales season.
Surprisingly, the Alamo City area home sales market peaked
unusually early this year, with May seeing 2479 closed sales. During June through August, home sales moved
along at a slightly slower, but still brisk and steady pace.
So far this year, there has been a marked shortage of both
resale and newly built homes. As shown
below, the demand/inventory imbalance has caused a gradual but steady increase
in home prices and a significant decrease in the time needed to sell a
residential property. Specifically, as
of 6 September 2013 compared to 6 September 2012:
- available resale home inventory is down 9.78% (from 10016 down to 9045),
- pending homes sales are up 4.65% (from 2165 up to 2265),
- the average asking price is up 10.49% (from $283,577 up to $313,333),
- the average closed sale price is up 4.4% (from $200,947 up to $209,789),
- the cumulative time needed to sell the average resale home has fallen 22.88% (from 118 days down to 91).
With only a 4.8 month supply of homes on the market, San
Antonio presents an exceptionally positive market for home sellers. Homes are currently selling for 97% of asking
price and well prepared homes in the most popular neighborhoods are going under
contract very quickly.
Although the news is exceptionally positive for home
sellers, it remains good for home buyers because mortgage interest rates remain
low and San Antonio area homes are remarkably affordable when compared to homes
in the nation’s other large metropolitan markets.

August 2013 San Antonio, Texas, Home Sales Market Report
It's
August 2013 and everything seems unusually hot in-and-around San Antonio and south
Texas, including the climate, the area's thriving economy,
and the Alamo City's residential real estate market.
As recently reported
locally and throughout the country. San Antonio is one of the nation's leading cities for economic health, positive demographic trends, and long term
growth.
So, it’s not
surprising that San Antonio is
presently experiencing its most active real estate market in the last 7 years. Home sales are dramatically up and
home values in most neighborhoods have
returned to, or are exceeding,
pre-recession levels.
During the late Great Recession, San Antonio’s home market entered a brief slump leading to a moderately strong buyer’s market. Now,
because the inventory of homes for sale is unusually low, the entire San
Antonio metropolitan area is seeing an exceptionally strong home seller’s
market. Listing and sold home prices
are rising, home sellers are receiving offers close to their asking price, and
buyers are encountering less seller flexibility and harder negotiations.
Historically, San
Antonio's realty sales high season ends in August, but, this year, it's not at
all certain that home buyers and sellers will see a cooler, more casual, and
less aggressive fall season realty market. Only time will tell, but, in light of
this year's dramatic activity, a longer residential sales high season is a
distinct possibility for San Antonio.

Now, here's the latest real estate news for San Antonio from the desk of Steven Gragg, Broker at Keller Williams Legacy.
Foreclosure postings are down overall. August postings are down and, overall they are down year-to-date. Jan-Aug in 2011 they were 10,273, in 2012 they were 9572 and 2013 they are 6210. This is a huge percentage drop from preceding years. Foreclosures are also down over 40% Texas wide from last year.

Mortgage news. Mortgage rates dipped slightly this week to 4.37%.
Federal Reserve news. The Fed stated this week that its timetable for reducing its bond purchases
is not on a “pre-set course” and the Fed purchases could increase or decrease monthly as
needed. The stock market liked his statement.
Banking news. Bank of America reports a profit of $4 Billion in the second quarter.
San Antonio Apartment Living. Apartment projects going on in San Antonio so far this year have started 3349 new
units and currently there are a total of 9000 units in the works. Average
occupancy is 92.5%. The average rent rate is 96 cents foot, up 4% over last year.
Home Building. US home builder confidence and sales outlook is soaring. In May, builder permits rose to the highest pace in 5 years. Home starts are up 29% over last year. Each home built creates and average of 3 jobs for a year and generates about $90,000 in tax revenue. Builder traffic is at the highest level since 2005.

San Antonio Texas Home Buying And Selling In June 2013
LATEST SAN ANTONIO RESIDENTIAL REAL ESTATE NEWS
San Antonio home sales are booming with a 31% jump in May compared to May 2012. The May 2013 home sale total is the best in five years. Year to date, there's a 19% increase in sales. Because there's only a 5.1 month inventory of available homes, the San Antonio residential market is solidly in the seller's market category. The most recently sold listings are averaging only 78 days on the market. The best prepared homes are selling much quicker, many with multiple simultaneous offers. The median listing price is now $174,000 up 7% from last year. The most recent average sales price is $216,940 up 10%from last year. Year to date, the average sales price is up 6%. Homes over $500,000 made up 4.6% of market, which is big increase.
Lenders are foreclosing on fewer homes. Bexar county foreclosures continue to slide, receding to levels that have not been seen since 2007. In July,only 664 properties were posted for potential foreclosure compared to 1173 in July of last year. That's a highly significant 43% decline. Year to date, San Antonio has seen 5305 foreclosure postings compared to 8398 in 2012 versus 9095 in 2011. That's a huge decline and a solid indicator of the improving health of San Antonio and Bexar County home ownership.

News For San Antonio Home Buying And Selling
- Home contracts across the U.S. ticked up slightly in April to the highest level in 3 years. The national trend is mirrored by a double digit increase in May San Antonio homes sales over May 2012.
- Mortgage rates edged up slightly this past week…30 yr at 3.81% and 15 yr at 2.98%. The increase in mortgage rates seems unlikely to cool San Antonio's hot realty market.
- Nationally, foreclosures have plunged to a 5-year low, with the first quarter down 23% from last year. San Antonio area foreclosures have also decreased dramatically.
- Eagle Ford Shale oil output is up 77% over last year. It has now topped over 500,000 barrels a day. The State produced 2.3 million barrels a day in February. Oil field production in the Eagle Ford shale counties south and east of San Antonio has caused an influx of oil industry relocations to San Antonio area and is a contributor to this year's shortage of homes for sale.

San Antonio Board of Realtors® Releases April 2013 Residential Sales Report
- The San Antonio Board of Realtors® (SABOR) has issued its official April 2013 San Antonio residential sales report.
Listings median price -- $168,100, a 6 percent increase from April 2012's $158,400.
Listings average price -- $202,864, a 5 percent increase over last April’s average home price of $193,394.
April 2013 sales -- 1,998, a 21 percent increase over April 2012's 1650 sales.
SABOR President and CEO Angela Shields added, "This steady growth, along with the city’s affordability and diverse culture, makes San Antonio a unique and desirable place to call home.”

May 2013 San Antonio Residential Realty Market Report
The sanantoniohomequest.com Realty Solutions has published its May 2013 San Antonio Realty Market Report.

San Antonio's residential realty market has been in high gear for 9 successive months.
Compared to May 2012:
The inventory of homes for sale is down 12.94%.
The average list price is up 8.75%.
The average days on the market for listed homes is down 8.6%.
The number of homes under contract is up 12.55%.
For the most recent homes sold:
Average sales price is up 5%
Average days on the market is down 17.52%.
There's only a 5.3 months supply of homes for sale. That means it's a strong sellers' market.
Demand for homes is exceptionally strong this year because of low mortgage rates, highly favorable local business and demographic conditions, and the availability of money and manpower brought into the area by the nearby Eagle Ford Shale oil play.
The news is obviously good for local home sellers, however the market remains favorable for buyers because San Antonio area homes are still highly affordable, particularly given the current low home mortgage interest rates.

San Antonio Homes For Sale Are Going Fast
As of February 2013, the San Antonio area realty market is blooming and the good news seems never ending - especially for San Antonio home sellers.
Here's the story.
The San Antonio Board of Realtors® has just released its February 2013 residential sales report. It shows homes for sale in San Antonio are moving at an increasing pace, with prices rising, and more expensive homes finally breaking loose from months of lackluster sales.
This February, home on the San Antonio market averaged only 99 days. That's 4 percent less than in February 2012.
Focusing on the declining market time, Steven Gragg, 2013 SABOR Chairman of the Board, said, "Low days on the market indicate consumers are finding homes more quickly, and we are tilting more towards a seller’s market.”
The February report includes additional evidence that, this year, San Antonio's residential market is exceptionally robust for so early in the selling season.
A total of 1,379 homes were sold this February, compared to 1,278 sales in February 2012, and 1,079 sales in February 2011.
Home prices are also up significantly. This February's report shows the average home price is $194,000, last year it was $186,397, and in February 2011 it was only $179,035.
The report shows much greater interest in higher priced listings. Homes priced $500,000 or more are selling faster and contributed to 4.1% of the February closed sales. That's a much higher percentage than in preceding months.
Homes priced $200,000 to $500,000 made up 29.6 percent of the market. As is usual for the San Antonio MLS area, lower priced properties below $200,000 led the way for February sales, contributing 66.1 percent of the homes sold.
Angela Shields, SABOR President and Chief Executive Officer summed up the favorable market report by saying, "With spring and summer around the corner, we are getting ready to enter our busiest season. We are hopeful that market conditions will continue to be this favorable, allowing both buyers and sellers to be satisfied in their transactions.”
